Universal patterns and individual pathways – Aspects of comparative
gentrification research as
exemplified by the €u§ere Neustadt in Dresden
In recent
years the term ÔgentrificationŐ has been characterised by a marked
differentiation and extension of its content. In the case of social and
physical upgrading in East-German inner-city neighbourhoods there is also a
degree of uncertainty as to how to evaluate these processes. Against this
backdrop, it is the aim of the article to demonstrate the significance of a
comparative approach and to present urban development poised between local
peculiarities and general tendencies. For this purpose, the concepts and
methods of comparative research are highlighted. Subsequently the discussion of
comparative research is exemplified by an inner-city neighbourhood in Dresden.
Different approaches include, for example, general global patterns of
gentrification, variable-based comparisons between different case study areas,
the comparison of different housing market structures as well as the transfer
of cultural patterns of interpretation. Depending on the chosen point of view,
the upgrading process in the €u§ere Neustadt in Dresden can be understood as
part of a general trend in urban development, a moderate form of gentrification
in a tenantsŐ market, a distinctive and typical East-German form of Ôpioneer
gentrificationŐ, or as a unique local pathway.
